Permit Manager - General Information

PRMD contracts with Accela Inc. to provide permit information on their VelocityHall™ Permit Manager website. This area of our website contains resources that will help you use the VelocityHall system.

You can check the status of any permit in our computer system (including building permit inspection results) on the VelocityHall site, whether the permit was obtained online or in our office.

On July 1, 2005 we began offering on-line permitting services. Licensed contractors who wish to use this service should familiarize themselves with the information provided here and follow the instructions on our Applying for an Online Permit page.

Some simple residential "over-the-counter" building permits are available online. To use this service:

  • You must be a licensed contractor
  • You must use a valid site address that matches the address on file at PRMD
  • You must have valid Workers Compensation Insurance (or self insure)
  • You must have an online account with PRMD

Residential building permits that can be obtained online:

  • re-roofs with no structural modifications or reframing
  • siding replacement
  • window replacement (same size, no new framing)
  • water heater replacement
  • HVAC replacement
  • electrical service replacement (with a pre-existing meter)
  • minor electrical repair

Building permits can not be issued online for:

  • any project which requires submittal of plans
  • structural demolition
  • historic structures
  • SB-547 (unreinforced masonry) structures
  • structures that are currently in the Code Enforcement process
  • structures in a flood zone
  • any work on or within manufactured homes
  • work which will disturb asbestos
  • commercial construction/remodel/alteration
  • new electrical meter/service

Although every effort is made to provide complete and accurate information on this website, users are advised to contact appropriate PRMD staff before making project decisions. This may involve contacting more than one section within PRMD (e.g. Building, Plan Check, Zoning, Well & Septic, etc.), since each section implements specific codes or ordinances which may affect your project.
