Second Dwelling Unit ProgramThe County of Sonoma implemented the Second Dwelling Unit Affordable Housing Program in June 2003 when the Board of Supervisors approved amendments to the Second Dwelling Unit section of the County Zoning Ordinance. On many parcels, if the size of the second dwelling unit falls below 840 square feet and the associated garage comprises fewer than 400 square feet, the County will issue permits for the construction of the home without affordability restrictions. In exchange for affordability restrictions, the Program provides incentives to property owners of qualified parcels that permit them to build larger second units, larger garages for second units, and second units on smaller lots where they normally would not be permitted.
